Below is just a sample of what your customized action plan may contain as part of the closing process:

·  Verify all documents are properly written and executed by all parties.

·  Create and maintain calendar of events and detailed task lists.

·   Upload and disseminate all documents, reports, and disclosures; provide follow-up. 

·  Contact the lender for updates.

·   Schedule and follow up on inspections, walk-through’s, closings, and any other appointments.

·   Create Commission Disbursement Statements and send to title.

·   Create and audit a paper file or electronic file to turn into your office or upload your documents to your office website.

Price includes listing your property on the market for no additional fee— creating listing documents, entering property into ReColorado, IRES, PPAR, schedule appointments such as photographers, staging companies, etc.

We don't get paid until closing!

Raquel will write purchase contracts for you for a fee of $25 per contract to be paid at time of contract being written. If the contract is accepted, the $25 fee that was paid at time of writing contract will be deducted from the Transaction Fee at closing.

Notably, she maintains a flawless 100% close rate on short sale transactions. 

Prices for Short Sale Transactions Vary. 

If the property has already been assigned a negotiator to the file and the seller has sent in bank required financial documents, the fee is $450. This fee will be paid at closing.

If the Short Sale negotiation is starting from scratch, the fee is $600. This fee will be paid at closing.
